HOW TO READ THE MAP
The geographic overlay is intended to identify market pockets, not replace the taxing-district detail. Wide ranges within a township indicate that school, fire, municipal or other taxing-district splits can produce materially different average sale prices within the same general area. Low-volume districts may also be highly sensitive to one or two transactions.
The heat map demonstrates that the countywide average is composed of materially different local markets. Some districts show sustained higher values, some show steady appreciation from a lower base, and others fluctuate sharply from year to year. These patterns help distinguish broad-based market strength from changes concentrated in particular areas.
District-level price variation is supporting context rather than a stand-alone forecast. Conveyance revenue ultimately depends on the number of taxable transfers and their actual sale consideration. The district analysis is most useful for judging whether current revenue strength appears geographically broad or concentrated in a limited number of market pockets.
